What exactly do I own?
A deeded 1/10th interest in a specific residence — real property, recorded, with true equity. Your share appreciates with the home, can be financed like real estate, sold on your timeline, or passed to your heirs. Ten owners, one home, and never a stranger's week to buy.
Where are ROAM residences located?
The Colorado Collection — Steamboat Springs, Vail, and Telluride — is reserving now. The Northern California Collection (Lake Tahoe, Napa, Monterey) and Southern California Collection (Laguna Beach, Santa Barbara, Palm Springs) follow, with founders lists open today.
How are the homes chosen?
Slowly, and on purpose. We look at every home as a work of art — chosen for what surrounds it, finished to the ROAM Standard, and designed around a single brief: more happiness for you and the people you love. If a home doesn't make a stay measurably better, it doesn't join the collection.
Costs, Transparent
What does a share cost?
Colorado Collection shares run $595,000 to $700,000 — a deeded 1/10th of residences valued between $5.95M and $7M. California pricing will be released to the founders list first.
What do the annual dues cover?
Everything that makes ownership effortless: property management, housekeeping, maintenance and repairs, utilities, insurance, property taxes, and your concierge. One transparent number, budgeted and reported to owners line by line — no hidden fees, no surprise projects.
Are there costs beyond the dues?
Only what you choose. Standard stays carry no nightly fee. Premium services — private chefs, guides, in-home spa, special provisioning — are arranged by your concierge and billed as used, at rates shared up front.
Selling & Liquidity
Can I sell my share?
Yes — it's your real estate. Sell at market price on your own timeline, and ROAM facilitates resales to its owner waitlist so your exit is as clean as your arrival.
What if I change my mind in the first year?
We stand behind the decision: ROAM offers a first-year buy-back guarantee. If ownership isn't what you expected, we'll buy your share back — terms spelled out plainly in the owner agreement, not buried in it.
What protects the value of my share?
Controlled growth. We deliberately release fewer shares than the demand behind them, town by town, so there is constant demand over supply — a waitlist behind every home. Scarcity is a feature of the model, not an accident of it.
Using Your Home
How many nights do I receive each year?
Each share includes 30 nights per year at your home residence, scheduled through the ROAM app — and owners can exchange nights across the wider ROAM portfolio as it grows. One share, many places.
How does scheduling work across ten owners?
Through the app, with an equitable rotation for peak periods — powder weeks, holidays, harvest season — so the best weeks share out fairly over time. Unclaimed nights open for short-notice stays.
Can family and friends use the home?
Yes. Invite them through the app — guest access, arrival details, and door codes are handled automatically. Host in person, or sponsor a stay you don't attend and let the concierge look after them.
Can we bring the dog?
Yes — ROAM homes welcome dogs. Tell the app who's coming, and the home is ready for every member of the family.
What's waiting when we arrive?
The same home, every time: pantry stocked to your list, beds made, gear tuned, temperature set, and your preferences already in place — they travel with you across every ROAM home.
The Concierge & The App
What does the concierge take care of?
Nearly everything. Travel arrangements and private-plane coordination. Telemedicine access when someone's under the weather. Local produce and protein sourced before you land. Ski instructors, river guides, tee times, and tables. In-home chefs and massage therapists. One message thread, answered 24/7 — if it makes a stay better, it's ours to handle.
What does the app control?
The whole house and the whole stay: locks, lights, climate, music, security, and the hot tub — plus scheduling your nights, chatting with your concierge, and a day-by-day itinerary. From the driveway or from another state.
What happens when something breaks?
It's never your project. Local teams inspect and refresh the home between every stay, and anything you happen to notice takes one message to report — fixed before you're back. That's the point of the dues: you own the home, not the to-do list.
ROAM vs. The Alternatives
How is ROAM different from a timeshare?
In every way that matters: the deed. A timeshare sells you the right to visit someone else's property, on their terms, with their fees. ROAM makes the property partly yours — a titled 1/10th interest in the residence itself, with true equity that appreciates, can be sold on your timeline, or pass to your heirs. One is a contract for time. The other is a home.
How is ROAM different from other co-ownership companies?
Two things are in our DNA. First, the freedom to roam: your ownership doesn't stop at one address — exchanging nights across the portfolio is the point of the model, not an upsell. Second, aligned incentives: ROAM only works when owners use, love, and keep their homes, so every decision — the towns we pick, the dues we set, the pace we grow — is made like an owner, because we are one.

Founding Colorado residences are anticipated to launch in Q1 2027, town by town, with the California collections to follow. Founding Owner reservations are fully refundable and secure your priority in line.
